This is a question I get asked very often this time of year. My answer is always the same: When you are ready and committed to sell.

One way to help you decide if you are ready and committed is to determine which category of motivation you fall into. The first category being whether your motivation to sell is based upon a critical need (such as a job transfer) and the second being if the motivation is based upon a casual want (such as more space, newer home, bigger yard, etc.)

Let’s first look at the “need” category. I had a client a few years ago that called me in November and said he would be moving to Houston for work in June. His question was should he put the house on the market immediately or wait until March (spring time).

In that situation the question was this: Would you rather deal with the “hassle” of having your home sold and having to arrange for temporary housing until the move OR would you rather deal with the burden of June getting here and not having your house sold?

If you find yourself in the category of needing to sell your home, I would encourage you to ask yourself the Hassle vs. Burden question.

Now let’s look at the “want” category.

You’re thinking about selling your home because you want to find something with a bigger yard, nicer kitchen, etc. and you’re wondering if this is right time of year to put it on the market. Ask yourself this question: Are you 100% committed to selling your current home? If the answer is yes, then yes, this is the right time to sell.

The old saying that there’s never a perfect time is true in the world of real estate.

The perfect time to put your home on the market is when you determine you are ready to sell. It’s really that simple. The buyer for your home may be out there looking right now. -mr
